Retirement villages, honestly

Around 50,000 New Zealanders live in retirement villages, and most of them love it. The problem isn't the life — it's that the financial reckoning usually arrives at exit or death, when the family opens the exit statement and it's too late to act.

The mission

Put the money beside the lifestyle, before anyone signs. Everything a family needs to know is already filed — in the statutory Disclosure Statement most people sign without reading. Nessa reads all of them, for all 540 registered villages, and translates them into two plain numbers:

They're shown side by side and never blended, because the data says they're uncorrelated — some of the loveliest villages return the least, and some villages manage both. For residents and their families

This site serves two people at once: the person choosing a home they'll love, and the son or daughter quietly doing the financial diligence. Neither should have to choose between those two conversations — every village page carries both, in that order: the life first, then the money, in plain sight.

Independence

No operator pays to be listed, ranked, scored, or described. Every financial figure comes from the village's own statutory filings, and any operator can request a review of any number — we check it against the source document and correct promptly if we're wrong.
